Welcome to SML Vacation Homes. By booking and staying at our vacation homes in Dubai, you agree to comply with and be bound by the following Terms and Conditions. Please read them carefully before making a reservation.

1. DEFINITIONS

Property/Properties/Holiday Home: Includes apartments, and designated holiday homes available for booking.

Guest/Guests: Any individuals or entities who book a stay at the property.

Booking: A confirmed reservation for temporary accommodation.

Booking Amount: The total amount payable by the Guest for the stay, including VAT and service charges.

Security Deposit: A refundable amount collected to cover damages, missing items, or additional services.

DET: Dubai’s Department of Economy and Tourism.

VAT: A 5% Value Added Tax applicable to the booking.

TDF (Tourism Dirham Fee): A government-mandated fee applicable to stays up to 30 consecutive nights.

2. BOOKING & PAYMENT

2.1. All bookings are subject to Dubai VAT (5%) and applicable service charges.

2.2. Reservations are confirmed upon payment, including rent, security deposit, and fees.

2.3. Guests must complete online check-in formalities and settle outstanding balances before check-in.

2.4. Payments must be made via approved methods; failure to complete payment may result in cancellation without refund.

3. CHECK-IN & CHECK-OUT

3.1. Check-in time: From 3:00 PM | Check-out time: By 11:00 AM.

3.2. Early check-in and late check-out are subject to availability and additional fees.

3.3. Guests must present a valid passport or Emirates ID at check-in

3.4. Only registered guests are permitted to stay overnight; visitors must be approved in advance.

4. SECURITY DEPOSIT, DAMAGES & PENALTIES

4.1. A refundable AED 1,000 security deposit is required at check-in.

4.2. The deposit will be refunded within 7 business days after check-out, subject to property inspection.

4.3. Deductions from the security deposit may include:

  • Lost keys: AED 250 per key | Lost access cards: AED 500 per card
  • Damages to furniture, appliances, or fixtures
  • Excessive cleaning fees for stains, dirt, or improper waste disposal
  • Penalties for misconduct, such as unauthorized parties, noise disturbances, or illegal activities
  • Fines imposed by local authorities or building management
  • Late check out without approval which result in delays for housekeeping team

4.4. Guests are liable for any charges exceeding the security deposit and must settle them immediately.

5. GUEST RESPONSIBILITIES

5.1. Guests must leave the apartment in a similar condition as per check-in, ensuring it is clean and free from excessive mess.

5.2. Parties, loud music, and disturbances are strictly prohibited as per Dubai Municipality and STRATA laws.

5.3. Smoking inside the property is prohibited; violations incur cleaning fees of AED 2,500.

5.4. Guests must comply with Dubai’s laws, building regulations, and community rules.

5.5. Unauthorized subletting or commercial use of the property is strictly forbidden.

5.6. Failure to adhere to Dubai’s short-term rental laws may result in fines imposed by the DET, which will be charged to the guest.

6. HOUSEKEEPING & MAINTENANCE

6.1. The property is cleaned before check-in; additional housekeeping is available at an extra charge.

6.2. Guests must report maintenance issues immediately; delays in reporting may result in additional charges.

7. LIABILITY & DISCLAIMER

7.1. SML Vacation Homes is not responsible for loss, theft, or damage to personal belongings.

7.2. Guests use the property at their own risk; the company is not liable for injuries, accidents, or illnesses.

7.3. In case of force majeure events (natural disasters, government restrictions), SML Vacation Homes is not liable for cancellations or service interruptions.

8. TAXES, FEES & CURRENCY POLICY

8.1. VAT (5%) is applicable on all bookings.

8.2. The Tourism Dirham Fee (TDF) is applicable for the first 30 nights of stay.

8.3. Long-term stays are capped at three months per booking per DET regulations.

8.4. Payments made in foreign currency are subject to exchange rates and processing fees.

8.5. Refunds are processed based on exchange rates at the time of refund issuance.

9. CANCELLATION, CHANGES & REFUNDS

9.1. All rental payments, deposits, and service fees are non-refundable.

9.2. No-shows or early check-outs are not eligible for refunds.


9.3. If a reservation is cancelled by the operator without valid cause, a full refund will be issued.


9.4. Force majeure events (acts of God, pandemics, or government restrictions) do not warrant a refund but may allow for rescheduling.

10. PENALTIES & EVICTION

10.1. Immediate eviction and forfeiture of security deposit may occur due to:

  • Excessive noise, parties, or community disturbances
  • Unauthorized guests or subletting
  • Smoking indoors
  • Illegal activities or property damage
  • Non-compliance with Dubai community regulations

10.2. Fines imposed by community management or authorities due to guest violations will be charged to the guest.

11. PRIVACY POLICY & GOVERNMENT REPORTING

11.1. Guest information is processed under UAE data protection laws.

11.2. Dubai Police and DET require guest identity verification via Emirates ID or passport.

11.3. Guest details may be shared with law enforcement or regulatory bodies as mandated.

12. AMENDMENTS & JURISDICTION

12.1. SML Vacation Homes reserves the right to modify these terms at any time.

12.2. Any disputes shall be governed by Dubai and UAE federal laws.

By proceeding with a booking, you acknowledge that you have read, understood, and agreed to these Terms and Conditions, in accordance with Dubai’s tourism and hospitality regulations.
